Question #1:

NCAA Basketball Tournament Tickets?

How and when can you buy NCAA tournament tickets without going through a broker? When do they go on sale, and who sells them? I am curious as to how a regular person would go about getting tickets for the tourney without going through a ticket broker and paying way too much. For instance if I wanted to go to the Tournament in 2010, how would I go about getting tickets for that? Just curious. Thanks,

Question #4:

Approved for FHA loan, but I can't afford closing cost. Help!?

Here is this situation:
I put an offer on a house, and when I went to my mortgage company I told them that I couldn't afford to pay 4000 in closing cost. I thought them that I wanted to roll some of the closing into the price of the house so I could afford it. My broker acted like she understood. (this was about a month ago) My closing day is in about a week, and today I found out that I am going to have to pay $3100 in closing cost. I can't afford this. I don't even have $3000 in my account! I told the mortgage company that I couldn't afford this and then she told me that maybe they could "sneak" me $1000. At this point, I don't even want the house anymore. I feel like everyone is trying to screw me in this situation. I don't feel comfortable going through with it and when I tell my realtor or mortgage broker they try to presser me into getting the house still. My realtor even told me that if I went back on my offer that the seller would keep my $1000 in earnest money and I would have to pay about $2000 in other fees for the work that has been done thus far to get me approved for this loan. I just need help getting out of this loan. I don't want to get into this loan because I know I can't afford it. I can't afford the closing and I can't afford the fees if I don't go through. Are there really these kinds of fees or are they just trying to scare me to go through with getting the house? I want to get out of this situation and want until I have enough money saved up (a few years) to buy a house. Can anyone help me?!
They made me think that I could afford it, and I could afford the monthly payments, but there isn't anyway I can afford the closing cost and I told her that to begin with. She waited until
I was approved to tell me that I would need 3100 at closing. All of her estimates were for 2000.

WASHINGTON (AP)—Federal regulators on Monday charged Dallas Mavericks owner Mark Cuban with insider trading for allegedly using confidential information on a stock sale to avoid more than $750,000 in losses.

The Securities and Exchange Commission filed a civil lawsuit against Cuban in federal court in Dallas. The agency alleged that in June 2004, Cuban was invited to get in on the coming stock offering by Mamma.com Inc. after he agreed to keep the information private.

The SEC said Cuban knew the shares would be sold below the current market price, and a few hours after receiving the information, told his broker to sell his entire stake of 600,000 shares in the search engine company before the public announcement of the offering.

By selling when he did, Cuban avoided losses exceeding $750,000, according to the SEC. At the time of the offering, Cuban was the largest known shareholder in the Montreal-based company, which later changed its name to Copernic Inc.

The SEC is seeking a court judgment against Cuban finding that he violated the antifraud provisions of the federal securities laws, an injunction against future violations, an unspecified civil penalty and restitution of the losses Cuban allegedly avoided.

Unless he is subject to an injunction, Cuban “is likely to commit such violations again in the future,” according to the SEC suit.

Attorneys for Cuban in Washington and Dallas didn’t immediately return telephone calls seeking comment.

Cuban, 50, also owns Landmark Theaters, a large national chain dedicated to independent films, and the HDNet cable television channel.

He is one of the richest people in the world, according to Forbes magazine, which pegged his net worth at $2.3 billion as of March 2007

Question #11:

Is the US afraid of Israel? In reality, why do we give them so much money and weapons?

The UN gave them a certain parcel of land. They are in close proximity to countries in the Middle East, some of which aren't too fond of the United States. We are dismal failures as far as brokering any kind of peace agreement between them and the Palestinians. There are no requirements for them to agree to non-proliferation, and the neocons were very instrumental in convincing bush to attack Iraq.
What would happen is the US discontinued weapons and financial support to Israel?
(and don't give me that Ahmadinajad nonsense (which turned out to be untrue anyway, btw) that Iran wanted to 'wipe
Israel off the face of the earth" and that as a result we would be expected to be the saviors, i imagine.)
The incorrect context of Ahmadinejad's reference to Israel is tired and rhetorical. And by now, many of us know and accept that the statement was untrue.)

So face facts. What does Israel hold over the US that makes us bow to nearly every one of their wishes?

Question #12:

Commercial Real Estate as a career....advice please!?

Located in Florida now.

After hours of reading, it seems the more certifications/licenses you have the better (as opposed to working your way up)

Step 1 is attaining the following:

- Florida Real Estate License
- Florida Real Estate Appraisal License
- Florida Real Estate Brokers License (Don't really see the point of this one)
- CCIM Designation
- (someone even mentioned a mortgage brokers license)

And obviously in between read as much as I can on the field.

After attaining these licenses, do I simply apply to work for a company?

Should I try to get a job as soon as I get my basic license and get the others on the side over time, or is it best to get ALL of them ASAP and hit the ground running?

Any advice here? I really want to make this happen, but it's a bit cloudy at this point and I would really appreciate some help.

Question #17:

Is this a crime or what?

Hi I have a simple but little tricky question.
I believe there are three ways to purchase a house.
1.Pay cash - If you are a millionaire..
2.Hire Mortgage Broker - They will contact with Wholesale Lender
3.Contact with Bank directly - Bank has it's own Loan Officer.
*If someone doesn't tell the difference between mortgage broker and loan officer, go to yahoo and search "mortgage broker vs. loan officer" .
Here is my story.
Year 2004 I met Mr.Kim who was a mortgage broker. He always tell others that if someone wants to buy a house, they have to hire a mortgage broker to process their loan(He was acting that option #3 does not exist. That way he could get more jobs to sell.). *Someone might say "Why did you trust the mortgage broker? You are stupid..." You will be surprised to know how so many people have no knowledge about these whatsoever.
Anyway I trusted him and year 2005 I purchased my first house.
I filled out loan application and prepared all the documents which was prepared by Mr.Kim. The loan was approved: both first and second lender was major Banks. Exactly 2months later, I received a check book by XX (also major bank) bank. I asked my mortgage broker about this and he said that this was a home equity line of credit by XX bank (3rd mortgage): it was issued based on the current value of my property (there's no loan application and no appraisal report..ect.) and my excellent credit. I had no doubt about this at that time (because it was issued from a major bank) and I used the money for home improvement. My mortgage broker, Kim was sentenced for financial fraud for other cases(currently he is in federal prison)
In the mean time, my mortgage payment was increased dramatically because it was a MTA program which I had no idea what that was at that time... My monthly payment doubled after 2 years and I had reached a point where I could not make all three mortgage payment including the 3rd mortgage. As the real estate market crashed, the value of my house dropped greatly and I could no longer able to make payment. I knew something was not right. I heard about Mortgage Audit from internet one day and decided to do that. I requested all the documents (including original loan applications..) from the all three lenders.
I was surprised to see that there were loan officer's name which I had no idea because I had never met any loan officers. Not only that but also the information on the loan application had wrong information which was prepared by mortgage broker?? or the loan officer??
Since the lender was not a whole sale lender, I had learned that the loan officer from the lender must meet with the borrower directly(Patriot Act?).
What do you think about this whole loan process? I want to know how big crime it is when the loan officer never contacted the borrower and accept all the documents from the mortgage broker and approve the loan despite of all the wrong information on the loan documents??
* Some of you might say, "You signed the documents at the settlement and it is your responsibility"
However both the mortgage broker and the title agent are currently imprisoned. During the settlement, it is almost impossible to review every single document and sign them. I had to trust whatever I sign because it was conducted by title lawyer. Who would not trust "LAWYER" ?? DO YOU THINK LENDER GAVE US A MONEY BECAUSE THEY ARE CHARITY WORKERS?
